Fire safety: handled. Such is a pattern.&nbsp;<\/p>\n\n\n\n<p>Except a recent study by the <strong>Australian Institute of Building Surveyors<\/strong> found only 36% of apartment buildings inspected in NSW were fully compliant with mandatory fire safety standards. And 13% of Victorian buildings.&nbsp;<\/p>\n\n\n\n<p>So most buildings don\u2019t meet obligations that have been law for years.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong><strong><strong>What compliance actually requires<\/strong><\/strong><\/strong><\/h4>\n\n\n\n<p>Fire safety isn\u2019t one annual visit today. Under AS 1851, different systems need different attention at different times:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>Monthly<\/em> \u2013 Fire indicator panel checks and some alarm testing\u00a0<\/li>\n\n\n\n<li><em>Six monthly <\/em>\u2013 Hose reels, extinguisher checks\u00a0<\/li>\n\n\n\n<li><em>Annual <\/em>\u2013 Sprinkler flow tests, emergency lighting, and exit signs\u00a0<\/li>\n\n\n\n<li><em>Every 5\/10\/25 yrs<\/em> \u2013 Major overhauls of hydrant valves, sprinkler systems, and indicator panels\u00a0<\/li>\n<\/ul>\n\n\n\n<p>Now this last tier\u2019s where buildings are falling behind. Older buildings may have never reached some of these milestones. There\u2019s currently <strong>no <\/strong>Australian Standard specifically for lithium-ion battery fires. This means no fire extinguisher sold in Australia can actually claim compliance for lithium-ion battery fires.<\/p>\n\n\n\n<p>AS\/NZS 1841:2007 currently covers eight types of portable fire extinguishers:<\/p>\n\n\n\n<p>Part 1: General requirements<\/p>\n\n\n\n<p>Part 2: Water<\/p>\n\n\n\n<p>Part 3: Wet chemical<\/p>\n\n\n\n<p>Part 4: Foam<\/p>\n\n\n\n<p>Part 5: Powder<\/p>\n\n\n\n<p>Part 6: CO\u2082<\/p>\n\n\n\n<p>Part 7: Vaporizing liquid<\/p>\n\n\n\n<p>Part 8: Non-rechargeable<\/p>\n\n\n\n<p>So it comes down to regulating the <strong>usage <\/strong>of these batteries. And there are three things communities can consider:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A bylaw or policy on where batteries can be charged and stored<\/li>\n\n\n\n<li>Designated charging areas with appropriate equipment<\/li>\n\n\n\n<li>Clear communication to residents \u2013 especially those with EVs<\/li>\n<\/ul>\n\n\n\n<p>Updated charging zones, equipment layouts, or evacuation routes can all go into your building plans upfront. Much before it becomes urgent.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Cladding: Resolved for some, open for others\u00a0<\/strong><\/h4>\n\n\n\n<p>Victoria is winding up Cladding Safety Victoria as a standalone agency. Remaining responsibilities will go to the Building and Plumbing Commission.&nbsp;<\/p>\n\n\n\n<p>But the closure of the program doesn\u2019t mean the issue\u2019s closed for every building.&nbsp;<\/p>\n\n\n\n<p>It\u2019s still relevant if your building:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Was constructed between the mid-1990s and 2018<\/li>\n\n\n\n<li>Has aluminium composite panels on the exterior<\/li>\n\n\n\n<li>Hasn\u2019t received a formal risk classification from a licensed building certifier<\/li>\n<\/ul>\n\n\n\n<p>The first step is to get hold of a licensed certifier to assess the risk.&nbsp;<\/p>\n\n\n\n<p>Visual checks are a no go.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong><strong>What a prepared committee looks like in 2026<\/strong><\/strong><\/h4>\n\n\n\n<p><strong><em>Records \u2013 <\/em><\/strong>Current, clear, and covering all service intervals (not just an annual report).<\/p>\n\n\n\n<p><strong><em>Deficiencies \u2013 <\/em><\/strong>Tracked and on their way for correction. Not carried over from report to report with no plan.&nbsp;<\/p>\n\n\n\n<p><strong><em>Capital works fund \u2013 <\/em><\/strong>Built to account for major fire system upgrades over time. A 20yr old building with no provision for a 25yr sprinkler overhaul isn\u2019t well planned.&nbsp;<\/p>\n\n\n\n<p><strong><em>Battery policy \u2013 <\/em><\/strong>Exists, is written down, and residents know it.&nbsp;<\/p>\n\n\n\n<p>Fire safety is one of the most important items on the agenda for buildings in Australia.
